A good AREXX/Plugin project might be to create a Modeler macro that
searches the SURFACE list for a given prefix, such as "MIXER-" or "SINK-",
and selects all polys having that surface name prefix.
This would make it trivial to separate objects post-save. Note: it
would be fairly trivial "manually" anyway.
Certainly it IS handy to load the entire furnished room. A further
refinement of the above macro would be to search and SAVE all polys with a
given prefix, saving it under "PREFIX_WORD"+".LWO".

BTW, everyone who plans to upgrade should know that the default
LW object extension in 4.0 is ".LWO", and the scene extension is ".LWS".
Incorporating these into your various files will make finding them in 4.0
